Rental Qualifications
Before you begin:
Please be prepared to pay the application fee as outlined in the property listing. The application 100% is non-refundable. Please read ALL of the qualifying criteria below before completing an application. In addition to this rental application, you will also be required to complete a pet application at https://bestrentalservices.petscreening.com, even if you don't have a pet. The application will not be approved unless the pet application and all supporting income documents have been submitted. Time is of the essence. If pet application AND all supporting documents are not turned in within 3 days, you will be automatically denied due to having an incomplete application. You are also at risk of losing the property to a different applicant who turned in all of their supporting documents faster than you.
WE DO NOT ACCEPT SIGHT UNSEEN APPLICATIONS.
We will only hold properties for 14 days after an application approval email is sent, funds have been turned in, and the lease has been signed.
You will also be required to provide a copy of a valid form of ID such as a driver's license or State ID card, proof of income. & proof of residence history.

Please also have your pet supporting documents or service animal documentation ready to upload for the additional application. (https://bestrentalservices.petscreening.com) which may include a photo of the pet, current rabies and vaccination records.
Landlord follows all laws regarding service animals and emotional support animals and uses 3rd Party Services to verify pet and service animal supporting documents.
A new pet application is required at the beginning of EACH new lease term.
Income Requirements:
You must provide verifiable proof that your income is at least 3 times the rent per month.
Acceptable forms of documentation may include a combination of:
- A minimum of 2 Full Months of the applicants most recent Pay Stubs
- If self employed, a copy of the most recent years Taxes along with 6 Months Bank Statements showing income of at least 3 times the rent on average per month.
- Proof of child and/or spousal support payments
- Proof of social security income, disability or other government income
- Proof of retirement or trust fund account
- Current employment offer letter (for new employment)
- Jobs that are based on tips, bonuses or commissions will be considered self employed.
- Additional documentation may be requested by Landlord to determine eligibility
Occupancy:
Occupancy limits have been established by the size of the unit. Maximum number of persons allowed is as follows:
No more than three unrelated adults per unit
Studio or efficiency: no more than 2 persons
One bedroom: no more than 2 persons
Two bedroom: no more than 4 persons
Three bedroom: no more than 6 persons
Four bedrooms or higher: no more than 2 persons per bedroom
Vehicle Restrictions in apartment, condos, or shared unit properties will apply:
Studio or efficiency: no more than 1 Vehicle
One bedroom: no more than 1 Vehicle
Two bedrooms: no more than 2 Vehicles
Three bedroom: no more than 3 Vehicles
Four bedrooms or higher: no more than 3 Vehicles
Local, County, and State Occupancy limits may vary depending on rental property location and will be followed. Reasonable accommodations can be made but should be requested in writing at the time of application.
Screening Criteria:
To complete this rental application, you must be prepared to provide 2 years of verifiable rental and income history as well as contact information for your rental and work references. You will also be asked to provide information on your monthly income, the applicant 's combined gross income must be at least three (3) times the monthly rent amount.
Each resident over the age of 18 must submit a separate rental application.

****ONCE Approved, you will have 24 hours to pay and complete the following items:

Pay: $100 Admin Fee, Security Deposit, and a Full First Month's Rent. If you choose to pay online, you will not be able to move in until 4 business days have passed. If you choose to overnight money orders, you must schedule an appointment to drop money orders off at the office and you will only have to wait 1 business day to move in. Please make sure to schedule the appointment with the office to ensure someone is at the office to collect your funds. No Cash or Personal Checks will be accepted. Move In’s can be scheduled Monday-Friday, 9am to 5pm. No Move In’s or Leases will start on Sunday’s. Saturday’s can be requested under certain circumstances but will not be guaranteed.

Provide Declaration Page FOR ALL TENANTS as your Proof of Insurance with Tampa's Best Realty named as an "additionally interested party" and a minimum of $100,000 in general liability coverage. We can also enroll you in a $12.50/month basic general liability policy This policy does not cover your personal items. You can also purchase better coverage on your tenant portal or from any company you like. ALL TENANTS MUST BE NAMED ON THE POLICY. You will automatically be enrolled in the policy if you haven’t given proof of insurance by your lease start date.

Provide All Utility Confirmation #'s. (Water/Sewer/Garbage/Gas If Applicable)

Read the Lease that will be sent to you via your online tenant portal. Do NOT sign the lease or turn in funds if you do not like the condition of the property. Cosmetic items will not be repaired.

Sign the lease in your tenant portal. Please note that EACH applicant will get a separate tenant portal activation email. Each tenant will have to log into their own portal to sign the lease.
