You will also be required to complete a pet application, even if you don’t currently own a pet. The pet application is found here. The application is 100% non-refundable, so please make sure that you’ve verified the property is still available before applying. No, you must send an application for a viewed property only. If you don’t, we will deny your application while retaining the application fee. That being said, we understand that you might not have the time to view a property. If this is the case, you could arrange for a friend or family member to view the property on your behalf.

It's important to see the property instead of only looking at the photos as the photos only serve as an approximate representation. Applicants should come in-person to see whether or not the property matches their needs and expectations.

Call 813-802-7646 to get instructions to view the property. After receiving you request, we'll be able to quickly approve the showing. From there you’ll be sent instructions via text to view the property at your convenience.

Yes, you have to sign the lease agreement either online or offline by appointment. Most of our rental properties come with a 12-month lease. The agreement states the responsibilities of both sides spanning the whole tenancy period.

Security deposits are typically equal to one months rent and are due 48 hours after application approval. We also require a $100 Administration Fee due at this time to cover the clerical work involved in creating documents and setting up your online tenant portal. If your credit is between 550 and 589, we’ll require 2 months rent as a security deposit. Credit scores 549 and below will automatically disqualify you. The Deposit will hold the property for your desired move in date up to 2 weeks MAXIMUM. A FULL first month's rent will be required to be paid online, 3 days prior to your move in date. Your second month's rent will be the prorated amount, if applicable.

Your rent is due on the first day of every month. We offer a variety of payment options.

• Online Payments. Click here to get access to the system. By using the Tenant Login you’ll be able to view your account balance as well. You also have the option to create automatic payments with your online tenant portal.
• Mail your due rent via cashier's checks or money order directly to our office. Remember to indicate your address and unit number on the order memo. Note that we don’t accept personal checks.
• Use PayNearMe to pay at Retail Cash Payments.
• Bank automation.

Please note that cash payments will never be accepted due to security reasons. If you like paying with cash, please use the PayNearMe locations.

Rent increases typically occur after the lease term expires. Note that our analysis does account for relevant market conditions and a property owner's requests.

No, unfortunately, we are not able to waive late rent fees. Note that our late charge policy fully comply with the Fair Housing Laws. This means that we treat all tenants equally.

Yes, but every roommate needs to get approval before moving in. The potential roommate can apply online the same way you did. After completing the application, pet application, paying the application fee, waiting for the screening results, and providing proof of renter’s insurance, they will be sent a leasing addendum to sign. Once all of these steps are complete, they will be allowed to move into the property. Skipping any of these steps violates the lease and could lead to a termination of your tenancy.

Emergencies are classified as situations that threaten human lives and/or cause property damage. For example, if a pipe bursts and floods the home or there’s a broken heater during the cold season, both would definitely be considered emergencies.

The pet policies depend on the terms in each unique lease agreement. Not all properties allow pets. If the property owner allows pets, the policy is stated below.

Landlord uses 3rd Party Services to verify the validity of the pet documentation and assistance animal supporting documents and follows all laws pertaining to service animals.

A new pet application is required at the beginning of each new lease term.

No, doing so would violate the terms of the lease. It is however possible to install new locks, but in this case you’ll have to write a request. Wish to add extra locks? You have to bear the associated costs. Our approved contractors need to conduct the work.

If there's a need for us to enter the property, we'll be sure to notify you beforehand. There are numerous reasons for the entrance of managers or staff. For example, landlords may need to enter to make emergency repairs. Also, they might allow inspectors or insurance agents to enter the property. But regular maintenance is typically directly scheduled with you, during business hours, while someone over the age of 18 years old is present.

Yes, each tenant over the age of 18 years old needs to have adequate renters insurance before moving in. You will have to show a renters insurance declaration page with $100,000 minimum general liability coverage and list Tampa’s Best Realty, LLC as an additional interested party before getting the keys.

No, smoking indoors is never allowed. Tenants will be responsible for all damages incurred by smoking indoors and subject to lease termination. Tenants are allowed to smoke outdoors only in designated smoking areas and must be at least 15 feet away from open doors and windows. Cigarette butts most be disposed of promptly or the tenant will be responsible for additional fees.
