A few important things to know before you start your application:
• Application fees are 100% non-refundable. Have all your documents ready — valid ID, proof of income, and pet vaccination records if applicable — before submitting. Incomplete applications with missing documentation will be denied.
• A pet application at bestrentalservices.petscreening.com is required for every applicant, even if you do not currently own a pet.
• Sight-unseen applications are not accepted. If you're out of the area, contact us to schedule a video walkthrough before applying.
• Approved properties are held for a maximum of 14 days following approval and receipt of required funds. Please ensure your intended move-in date aligns with this timeframe.
1. Submit your application. Each adult (18+) intending to live in the unit must complete the online rental application separately.
2. Pay the application fee. $65 non-refundable fee per adult applicant, paid at the time of submission.
3. Complete a pet application at bestrentalservices.petscreening.com. Required for every applicant — even if you don't have a pet. First pet $20, second pet $15. No pets: Free. Service animals: Free.
Every adult applicant must provide the following:
• Valid government-issued photo ID
• Verifiable proof of income (see income documents by situation, below)
• Pet documentation if applicable: current vaccination records, spay/neuter status, and a recent photo of each pet
The documents we need depend on your employment situation. Find your situation below and gather the required items before applying.
If you're employed (regular paychecks from an employer):
• Bank statements from the last 3 months
• Pay stubs from the last 3 pay periods
• Optional: most recent tax statement
If you have a job offer but haven't started yet:
• Most recent offer letter
• Optional: bank statements (last 3 months) and pay stubs (last 3 pay periods)
If you're self-employed (business owner, contractor, freelancer, gig worker):
• Bank statements from the last 3 months
• PLUS one of: most recent tax statement OR proof of sole proprietorship
If you're retired (Social Security, IRA, pension, investment income):
• Bank statements from the last 3 months
• PLUS one of: Social Security letter, IRA statement, 401(k) statement, or annuity statement
• Optional: most recent tax statement
If you receive benefits (Section 8, VA, child support, alimony, etc.):
• Bank statements from the last 3 months
• Most recent benefit letter
If you're a student with no income:
• Proof of enrollment (most recent)
• A guarantor will be required
• Optional: bank statements (last 3 months), award letter (most recent)
